How To Sell Your Richmond City Home

I.  Pre-Marketing

A.  Planning Stage: Set up a strategy with a qualified Richmond Real Estate professional to determine specifically what needs to be done to compete in this challenging environment.  Remember, many home in Richmond are not selling.  There is a reason for this and in many cases the pre-marketing and planning stage is skipped all together dramatically decreasing the odds of selling your home.  Nothing has helped my Richmond City sellers increase their bottom line more than adhering to our pre-marketing plan.  This is a comprehensive plan to prepare your home for this incredibly competitive market place.  There are fewer buyers in a buyers market so capitalizing on every opportunity (i.e. showings) is mission critical.  The only way to do this is to make sure that your home shows better than, or just as good as, the competition.

1.  Pre-Marketing Improvements:  Determine what should be done to maximize your Richmond home's value.

a.)  Pre-Listing Home Inspections:  In a Richmond sellers market this is not usually necessary because Richmond sellers can get away with not making repairs because the demand for homes is very high.  RICHMOND IS CURRENTLY EXPERIENCING A STRONG BUYERS MARKET.  We highly recommend to our Richmond seller clients that they have a pre-inspection of their home.  This helps our Richmond sellers avoid any surprises (mold in the crawl space, unknown structural problems, electrical problems, HVAC issues, roof, plumbing, etc..).  It also gives our Richmond sellers more control over the inspection process because they know exactly what they are dealing with prior to the buyer perfoming their home inspection.  I CANNOT STRESS ENOUGH HOW IMPORTANT THIS IS.  Buyers are looking for ways to grab everything and anything they can.  If we eliminate these issues before we list your Richmond home for sale then we are way, WAY ahead of the competition.  One final thought on this.  We can usually have items repaired far cheaper than what a buyer may ask for in terms of a "credit" in lieu of repairs.

b.)  Painting:  I see a need for painting in almost every home we list in the City of Richmond.  Gone are the days when we can list our Richmond City homes for sale with old, cracking paint or wall paper that is pealing off of the walls.  Painting can have a dramatic affect on increasing your bottom line.
